NATIONWIDE CUTS MORTGAGE RATES AS LENDER COMPETITION INTENSIFIES

Nationwide, Britain's biggest building society, has reduced its mortgage rates across fixed and tracker products, effective from 7 July 2026. The lender is cutting rates by up to 0.19 percentage points on two, three, five and ten-year fixed rate mortgages, and by up to 0.12 percentage points on selected two-year tracker products. This represents the fourth occasion in two months on which Nationwide has cut rates. Mortgage brokers have welcomed the move as competition between lenders intensifies.

Among the new deals is a five-year fixed rate of 4.49 per cent for remortgagers with at least 40 per cent equity, carrying a £999 fee. On a £200,000 mortgage repaid over 25 years, this would equate to approximately £1,110 monthly. First-time buyers are being offered a five-year fixed rate of 4.61 per cent for those purchasing with a 10 per cent deposit, also with a £999 fee and £500 cashback upon completion. Nationwide is additionally offering a three-year fixed rate of 4.34 per cent and a five-year fixed rate of 4.26 per cent. The lender's lowest two-year fixed rate remains at 4.19 per cent.

The rate cuts align with broader market movement toward lower mortgage pricing. According to the Lloyds house price index, the average UK property price rose by 0.2 per cent in June to £299,330, with mortgage rates softening following earlier increases. These developments reflect shifting conditions in the mortgage market as lenders adjust pricing in response to competitive pressures and changing economic conditions.
