CROWN ESTATE RETURNS £487M TO TREASURY, DOWN FROM £1.1BN

The Crown Estate reported profit transfers to the Treasury of £487 million in the year to March, a decline of more than £600 million compared with £1.1 billion the previous year. The organisation, which manages land and property holdings for the monarch and controls the seabed and much of the coastline around England, Wales and Northern Ireland, attributed the fall to a sharp reduction in offshore wind option fees. These fees, paid by developers to reserve seabed before committing to turbine construction, had generated exceptional income across the prior two years but have now normalised as projects move into the construction phase. Operating profits fell to £1.2 billion from £1.4 billion over the same period.

The Crown Estate had previously warned that the offshore wind windfall would be temporary and not sustained. The organisation had signalled this prediction when reporting record profits twelve months earlier, stating that option-fee income would decline as the leasing round advanced. Stripping out wind farm option fees reveals a stronger underlying position across other business divisions. The marine business increased operating profits to £175 million, supported by favourable wind conditions and new offshore capacity. The real estate and development arm grew profits to £258 million from £242 million, driven largely by strength in London's West End.

The Crown Estate's net asset value rose to £16.7 billion from £15 billion, reflecting improved property valuations across the period. According to the organisation's figures, total returns to the Treasury over the past decade amount to approximately £5 billion. The figures represent the first full-year accounts to reflect the predicted decline in the temporary revenue boost.
