GREYSTAR APARTMENT RENTERS REPORT SURGE IN FEES

Tenants at apartment complexes managed by Greystar, which operates or owns more than 1 million apartments across the United States, have reported being charged numerous additional fees beyond rent. According to an investigation, these charges include "boiler management fees", "variable refrigerant flow fees", "solar rebill" fees and "lifestyle fees". Tenants, housing attorneys, public officials and court claims allege that many of these fees are inflated, illegal or predatory. Greystar denies these allegations.

The investigation identified at least 125 different named fees across leases, court documents and rental listings for Greystar-managed apartments. These fees appear in listings spanning Washington DC and 42 states where the company operates. The charges include up-front fees, monthly fees and penalty charges. According to tenants and housing professionals, these additional costs can increase individual housing expenses by hundreds of pounds per month and raise the risk of eviction for renters struggling to meet total payments.

Nichole Collins, a former tenant at a Greystar-managed building in Colorado, stated that the accumulation of fees was unexpected. According to tenants, housing attorneys and public officials, the practice of breaking out previously rent-covered expenses into separate charges generates additional revenue for the company and undermines fair competition in the apartment rental market by obscuring the true price of housing.
